How does a cinema theater work?

How does a cinema theater work regarding the movie. Does the cinema theater rent the movie from Paramount, Twentieth Century-Fox, etc..., or do they buy it?

1. They "lease" the film for a predetermined period of time from the studio. The studio gets anywhere from 50 to 80% of the ticket price. That's why food and drinks are so expensive. When Star Wars Episode 2 came out, Fox (I think) wanted 90% of the ticket money. But no they do not buy the movie.
